Project Overview

4 Broadway Croft is a solid-wall semi-detached house in Oldbury, West Midlands, built between 1900 and 1929. Prior to works, the property had no insulation, no renewable energy, and relied entirely on direct-acting electric heating — resulting in an EPC G rating (SAP 2) and annual energy costs of £3,105.

Under the ECO4 scheme, EmberSol delivered a comprehensive five-measure retrofit in November 2025: a 2.25kW Solar PV system (5 black monocrystalline panels with Fox inverter, MCS certified), SWIP IWI with Knauf mineral wool batts and Intello intelligent VCL across all external walls, Knauf Loft Roll 44 to 300mm, Elnur Gabarron high-retention electric storage heaters, and a DMEV ventilation system.

The post-works EPC assessment confirmed a rating of C (SAP 78) — a 76-point SAP uplift from G to C, reducing estimated annual energy costs from £3,105 to £1,341 and delivering estimated annual savings of £138.
